Reds10 is delivering two new high quality affordable housing schemes for Thurrock Council, transforming two brownfield plots—the former Prince of Wales site in South Ockendon and The Geerings in Stanford Le Hope—into modern family homes for social rent and temporary accommodation.

The project provides 14 homes across two sites, designed to maximise density on constrained urban plots. Delivered using Reds10’s industrialised modular construction approach, the homes meet NDSS and M4(2) accessibility standards and support Thurrock’s strategic ambition to increase the supply of sustainable, high quality affordable housing.

As a full design and build partner, Reds10 managed surveys, planning, design development, manufacturing and delivery. The schemes include all associated utilities works, external finishing, and both hard and soft landscaping.

The two developments respond directly to a pressing local demand for affordable homes. Each residence has been designed to offer comfortable, flexible, and accessible living environments suitable for families of varying sizes.

South Ockendon – The Former Prince of Wales Site

  • 6 × 2 bed, 2 storey homes (62.1m²)
  • 3 × 3 bed, 2 storey homes (76.7m²)
  • Delivered as a single three storey apartment block
  • Total GIA: 602.7m²

The Geerings – Stanford Le Hope

  • 1 × 2 bed home (87.5m²)
  • 2 × 3 bed homes (94.2m²)
  • 2 × 4 bed homes (117.8m²)
  • Delivered as two blocks of family houses
  • Total GIA: 511.5m²

All units benefit from high quality internal fit out, ASHP heating and hot water systems, and durable external finishes designed for long term resilience and comfort.

OVERCOMING CHALLENGES FOR FAST TRACK DELIVERY

The programme required rapid planning and pre construction phases to meet strict client funding deadlines. Reds10 secured two full planning permissions within just six weeks, ensuring the project could progress to manufacturing without delay.

Working within a constrained budget, Reds10 adopted a value led design approach, optimising layouts, materials, and technical solutions to safeguard cost certainty while maintaining design quality and compliance.

With start on site in March 2026, factory production in July–August 2026, and handover scheduled for December 2026, the project timeline demonstrates the speed and efficiency advantages of modular delivery on small, complex sites.
